Older homes, gentle methods
Laguna’s cottages and Craftsman-style homes often have original painted wood, shingles and detailed trim. High pressure can raise grain, lift paint and push water into old joints. A soft wash cleans those surfaces with low pressure and the right solution, so the character stays intact.
Canyon shade
In Bluebird Canyon, Laguna Canyon and other shaded streets, walls stay cool and damp long after the marine layer burns off. That’s where mildew and algae take hold, on walls, eaves and decks. A soft wash treats the growth as well as removing it.
Oceanfront and hillside
Homes on the water, from Crescent Bay and Victoria Beach to the gated communities of Emerald Bay, Three Arch Bay and Irvine Cove, get salt film on walls and trim. Hillside homes add steep access. We plan staging and access for each site and leave stairs and walkways clean.
